The Area Manager oversees all phases of operations for properties within the assigned region. This role ensures operational excellence by implementing company policies, maintaining strong relationships with Property Managers, employees, and residents, while upholding financial and regulatory standards.

The Area Manager works closely with their teams to execute capital projects, manage leasing and apartment renovations, and maintain company standards. We seek leaders with strong communication skills, deep property management experience, and a solid understanding of the real estate and multifamily housing markets.

You will partner with the Asset Manager to set and achieve property goals and mplement strategies that meet company objectives. Responsibilities

Financial

  • Collaborate with the Regional and Asset Manager to execute operational budgets and ensure on-site teams understand andutilize their budgets effectively.Guide on-site teams to maintain property operations within budget goals.
  • Support on-site teams in rent collection and assist promptly with the eviction process when necessary.
  • Review and approve vendor bids in coordination with the Asset Manager.

Leadership and Team Management

  • Hire, train, motivate, and supervise on-site teams, offering ongoing support as needed.
  • Conduct onboarding, performance reviews, and approve timesheets.
  • Provide ongoing training on leasing, safety, and compliance.
  • Foster a supportive, collaborative culture through regular meetings and open feedback.
  • Address underperformance constructively and follow appropriate disciplinary procedures.

Administrative/Office

  • Ensure compliance with company policies, Fair Housing, ADA, Fair Credit Reporting Act, and other regulations.
  • Serve as a knowledgeable resource on leasing laws and regional compliance.
  • Monitor property forms, applications, and ensure current permits and licenses.
  • Facilitate meetings with the Asset Manager and regional teams; review management records to drive continuous improvement.
  • Approve rent concessions and ensure accurate on-site recordkeeping.

Resident Relations

  • Resolve escalated resident concerns with professionalism, empathy, and efficiency.

Maintenance

  • Conduct regular property inspections; audit vacant units to ensure maintenance and presentation standards are met.
  • Inspect maintenance shops monthly for compliance with company policies.

Safety

  • Oversee follow-up on property incidents and ensure proper documentation.
  • Lead monthly safety meetings and reinforce safety communication with on-site teams.

Marketing/Leasing

  • Lead and review monthly market surveys and analyses of competitors.
  • Stay current with industry trends through trade organizations and publications.
  • Partner with on-site teams to plan and execute quarterly marketing strategies and oversee weekly leasing performance.
  • Review and approve leasing commissions and incentive programs.

General

  • Undertake additional duties as requested by the Asset Manager or company leadership.

Minimum Requirements

  • 6+ years of experience managing apartment communities, with multi-site or regional oversight preferred.
  • 4+ years of experience managing property teams (maintenance and support staff).
  • Experience with Class B & C multifamily properties strongly preferred.
  • Proven leadership in property management or related real estate operations.
  • B.S. in Business, Real Estate, or a related field preferred.
  • Proficiency in RealPage, Microsoft Office Suite, Dropbox, Google Drive, and Entrata or comparable property management software.
  • Strong understanding of accounting principles, financial statement review, and budget management.

Attendance/Travel:
This position may require work beyond the standard 40-hour week to meet operational needs. Regional travel to properties within the assigned territory is required.
